What Can You Afford?
Start with the numbers. Talk to a lender or mortgage broker about a pre-approval so you know your budget before you start viewing. Plan for your down payment plus closing costs — legal fees, land transfer tax, a home inspection and moving. Knowing the monthly payment you're comfortable with, not just your maximum approval, keeps your search focused.
What Are You Looking For?
Make two lists: must-haves and nice-to-haves. Think about neighbourhood, commute, schools, bedrooms, parking, yard and how long you plan to stay. Be honest about the trade-offs you'd accept — an older kitchen for a better location, for example. A clear list saves time on showings and helps you recognize the right home the moment it appears.

Start the Search

Possession Day
