Selling a home is part timing, part pricing and part presentation — and getting all three right is what separates a quick, strong sale from a listing that sits.

Our job is to take the guesswork out of each one. We'll show you what buyers are actually paying in your neighbourhood right now, which improvements are worth your money (and which aren't), and how to put your home in front of the buyers most likely to pay for it.

Questions come up at every stage. When they do, you'll get a straight answer from us — quickly.

For Homeowners Thinking of Selling

6 Steps to Selling a Home

1

Find a Real Estate Agent

Your agent sets the strategy for your price, your marketing and your negotiation, so it's worth choosing carefully. Before you meet anyone, write down what matters most to you — your timeline, your price expectations, how often you want updates — and the questions you want answered. Ask each agent how they would price your home and why, how they'll market it and how they'll keep you informed. A clear list keeps those conversations focused and makes the right fit easier to spot.

2

Evaluate and Price Your Home

Pricing is the single biggest factor in how your sale goes. We start with a walkthrough of your home, then compare it with what has actually sold nearby — not round numbers or an online estimate. You'll see the comparable sales behind our recommendation, and how today's conditions in your area, whether they favour buyers or sellers, affect where to list. Priced right from the start, your home draws more buyers, stronger offers and fewer days on market.

3

Prepare for Showings and Open Houses

Once a buyer is serious, their home inspector will go through your home's major systems in detail. Dealing with known problems before you list means fewer surprises and fewer renegotiations later. Beyond that, we'll recommend only the small, low-cost updates that make a visible difference — fresh paint, better lighting, cleared-out rooms and a tidy front entrance. Then professional photography captures your home at its best, because first impressions now happen online.

4

Showing Your Home

Showings work best when buyers can picture themselves living there. Before each one, tidy up, open the blinds, set a comfortable temperature, and put away valuables and personal items. Plan to step out with pets while buyers are inside so they can take their time and speak freely. We coordinate the schedule, follow up with the agents who came through and pass their feedback along, so you always know how buyers are reacting — and whether anything needs to change.

5

Offers and Negotiations

When an offer arrives, price is only part of the picture. Conditions, deposit, possession date and the buyer's financing all affect how strong it really is. We'll lay each offer out side by side, explain the trade-offs and recommend how to respond — accept, counter or hold firm. Negotiating over something as personal as your home can get emotional; our role is to keep the focus on your goals and your numbers, and to know when to push and when to walk away.

6

The Closing Process

After you accept an offer, the buyer works through their conditions — typically financing and a home inspection. Once conditions are removed, the sale is firm. Your lawyer then handles the legal side: the transfer documents, paying out your mortgage and adjusting for property taxes and utilities. If your agreement allows it, the buyer may view the home once more before possession. On possession day, the keys change hands and the sale is complete. We stay on top of every deadline until then.
